  Home Information Pack (HIP)                                                        

Before putting your property on the market, by law you must first instruct a HIP.  

The main component of the pack is an Energy Performance Certificate (EPC), so you can either order the full HIP, or just the EPC alone (see right) and put the rest of the pack together yourself.

The HIP also includes legal searches and proof of ownership. Estate agents usually offer to obtain HIPs but these can cost as much as 50% more than our prices.

N.B.  Flats and leasehold  properties costs slightly more - please add £ 30 (inc vat) to the quoted fee.

   Apart from the EPC, the HIP contains:

  • An index (i.e. a list of the contents of the HIP)
  • A sale statement (summarising the terms of sale)
  • Evidence of title
  • Standard searches (i.e. local authority enquiries and a drainage and water search)
  • Commonhold information (where appropriate)
  • A copy of the lease (where appropriate) includes the legal searches and proof of ownership (that used to be up to the buyer's solicitor)

Estate agents usually offer to order your HIP but these can prove very expensive since they often charge significantly more - so be sure to check our prices first.

Who Needs a Home Information Pack – HIP?

 

Most properties marketed for sale in England and Wales need a HIP. 

However, there are a few exceptions where a HIP is not required:-

  • Properties where there is no marketing (e.g. sale to a member of your family)
  • Non-residential properties
  • Seasonal and holiday accommodation
  • Mixed sales (e.g. shop with flat)
  • Right to buy and similar sales
  • Sales of portfolios of properties
  • Properties not being sold with completely vacant possession
  • Unsafe properties and properties to be demolished.

 

Can I market the property before I receive the HIP?

 

No. You need to actually have possession of the HIP before marketing your property.
