VALUATION REPORT
The simplest type of property
inspection. Unlike estate agents' valuations, surveyors'
valuation reports are legally binding. Where valuations are for
matrimonial or tax purposes, in some cases additional work may be required. The prices quoted are for a standard valuation reports, so please phone us on 01454 858040 to discuss your precise requirements, particularly where reports are for use in legal proceedings or where court appearances and expert witness work are anticipated.

We can also undertake
mortgage valuations for all main lenders (note that with mortgage valuations it's the bank or building society that dictates the fee you're charged).
When property values are assessed for mortgages it’s essential to use certified professionals. All our valuations are carried out by qualified MRICS or FRICS
chartered surveyors.
Inspections for valuation are relatively limited, commenting only on any obvious
major defects that have a significant bearing on value.
The reports are normally 2 or 3 pages
in length, and include a professionally calculated BCIS
rebuild cost insurance valuation. Market valuation figures are
carefully researched and calculated with reference to at least 3 recent local sales
of comparable properties.

MORTGAGE
VALUATIONS
To
arrange mortgage valuations, your bank or building
society will first need to be contacted.
Lenders
set their own fees for mortgage valuations, but we can
carry them out as approved panel surveyors (in
partnership with a leading national firm of Surveyors).
If
you require a Homebuyers or Building Survey, it will cost
you less if it's booked direct via ourselves, as banks
tend to take a large share of the survey fee. The survey
can often be done at the same time as the mortgage valuation
inspection, or alternatively as a separate visit.
