Legally,  anyone selling or letting a property must get an Energy Performance Certificate (EPC) to give prospective purchasers or tenants a guide to the likely cost of future energy bills.

As well as rating the building’s energy efficiency, an EPC also assesses its environmental impact and CO2 emissions. It provides basic recommendations as to how the property’s energy efficiency could be upgraded to reduce heating bills.
